Since 2014 I will only invest in STEAM and Susitabable living projects, if it’s real estate there must be an upside to rehabbing the property into a Healthy Home. If it burns Fossil fuels the investment is disqualified. While I Like Defi and BlockChain projects if you have mining or Gas fees involved I will not participate. a good example is  Non-Fungible Tokens  I have zero interest in them as long as to buy or sell requires Gas fees to older Etherium ERC20 protocols. I prefer Startups Moonshots and now MarsShots.
